(Published in The Norman Transcript November 5, 12, 2015, 2t) NOTICE OF SHERIFF'S SALE Case No.  CJ?2015-738 First United Bank and Trust Company v. Justin M. Largent, Shannon G. Largent, et al NOTICE IS HEREBY GIVEN that on the 6th day of January, 2016, at 10:00 o'clock a.m. in Rm. 200 of the Cleveland County Courthouse in Norman, Oklahoma, the Sheriff of said County will offer for sale and sell with appraisement for cash at public auction, to the highest bidder, the property in Cleveland County, Oklahoma, (the "property") described as follows, to wit: The West Half (W/2) of the Southeast Quarter (SE/4) of the Southeast Quarter (SE/4) and the East Half (E/2) of the Southwest Quarter (SW/4) of the Southeast Quarter (SE/4) of Section Thirteen (13), Township Seven (7) North, Range One (1) East of the Indian Meridian, Cleveland County, Oklahoma; and The West Half (W/2) of the East Half (E/2) of the Southwest Quarter (SW/4) of the Southeast Quarter (SE/4) of Section Thirteen (13), Township Seven (7) North, Range One (1) East of the Indian Meridian, Cleveland County, Oklahoma. The Subject Real Property or its address is commonly known as 19251 and 20001 S. Bryant Road, Lexington, OK 73051-5718 (hereafter referenced as the “Subject Real Property”) The appraised value of the property is $85,000. Such sale will be made pursuant to an Order of Sale issued upon the Judgment entered on the 14th day of October, 2015, in the District Court of Oklahoma County, Oklahoma, in Case No. CJ-2015-738, entitled First United Bank and Trust Co. v. Justin M. Largent, Shannon G. Largent, et al; in which First United Bank & Trust Co. (“Bank”) has Judgment against Justin M. Largent and Shannon G. Largent, to satisfy said judgment as follows: First:  Any unpaid ad valorem taxes; Second:  The costs of said sale and Bank’s costs in this action; THIRD:  The money judgment awarded to Bank, including all of its principal, interest, late charges, foreclosure title expenses, ad valorem real estate taxes on the property paid by Bank, and attorneys’ fees and costs, as set forth in the Judgment; and FOURTH That any residue, if any, resulting from the sale of the Subject Real Property be paid into the Court Clerk to await further order and distribution of the Court consistent with the Judgment.
