Rice, widow, to Ronald L. Rice and Vicky Metty by deed dated September 27, 1993 and recorded in Deed Liber 612, folio 464, thence running with the remainder of the 5th and the entire 6th line as corrected North 65 degrees 17 minutes 46 seconds West for a distance of 94.96 feet to a 5/8 inch iron pin found; thence North 49 degrees 37 minutes 23 seconds West for a distance of 51.19 feet to a 5/8 inch iron pin & cap found; thence running with the 5th line and part of the 4th line reversed as corrected of the 3rd parcel of the aforementioned deed recorded in Deed Liber 612, folio 464; North 45 degrees 40 minutes 00 seconds East for a distance of 95.30 feet to an iron bar found; thence North 49 degrees 31 minutes 36 seconds East for a distance of 39.55 feet to the place of BEGINNING, containing 0.31 acres, more or less. Said property is in fee simple and is improved by a dwelling and is sold in "as is condition" and subject to all superior covenants, conditions, liens, restrictions, easement, rights-of-way, as may affect same, if any. TERMS OF SALE: A deposit of $15,000 or 10% of the sale price, whichever is lower, cash or certified funds shall be required at the time of sale.
